Money talks – this sober principle still dominates the planning of residential areas today. Many municipalities find it difficult to resist investor-driven urban development. But local residents have become more demanding. It’s is a well-known fact that a lively urban quarter needs more than just affordable housing, ample parking spaces and a functioning traffic infrastructure. Yet it is much more difficult to translate this insight into actual planning.
Andreas Hofer, Director of the International BuildingExhibition 2027 in Stuttgart and co-initiator of several housing cooperatives in Zurich, has a lot of experience in doing so. In his essay, he describes the laborious farewell to 100 years of housing developments and the renaissance of the urban quarter – “this dense and loud mess hated by modernity”. For him, this paradigm shift is best achieved where there are links to existing building structures, for example in former industrial areas.
In this issue, we take an in-depth look at two current neighbourhood developments. Prinz Eugen Park in Munich and Erlenmatt Ost in Basel are pursuing ambitious goals in terms of resource conservation, mixed use and social integration. The guidelines on which their planning is based are accordingly detailed. Of equal importance are clients who are open to experimentation and intensive cooperation between all stakeholders during the planning process and beyond.
We also take a look beyond Europe’s borders. In the Reports section of this issue, Florian Busch describes the forces at work behind the apparent chaos of Tokyo’s urban planning and the challenges facing Japan’s capital city with its pending population decline.En ligne : https://www.detail.de/heft-artikel/konzept-wohnquartiere/ [n° ou bulletin] 9.2020 - 2020-09-09 - Konzept = Concept : Wohnquartiere = Residential Areas [texte imprimé] . - 2020.

In 1997, the Guggenheim Museum opened in Bilbao, and Frank Gehry’s eccentric new building transformed the Basque city into an overnight hotspot for international tourism. Many places and cultural institutions have since emulated this model. The so-called Bilbao effect became a recipe for city marketing success, and starchitect Frank Gehry its guarantor.
In this concept issue of Detail, we bring you theatre and museum buildings that do not rely on the Bilbao effect but derive the significance of their architecture from their context. Large and small, these structures in Tyrol, Schleswig- Hollstein, Geneva, and Aragon integrate well with their urban environment or natural landscape, becoming a part of it. Our process documentations take a deep dive into the extension of Kunsthaus Zurich by Chipperfield Architects Berlin and the Volkstheater in Munich by LRO Lederer Ragnarsdóttir Oei.[n° ou bulletin] 9.2022 - 2022-09-09 - Konzept : Kulturbauten = Concept : Cultural Buildings [texte imprimé] . - 2022.

Mixed Uses, not Monofunctionality
How can we design buildings with spaces that permit a flexible and diverse range of uses? First as offices, then as apartments or kindergartens and later, perhaps, as laboratories? Reinier de Graaf describes their architecture as a kind of infrastructure that supports adaptation to changing functional programs, while offering maximum freedom of use. In our interview in this edition, the partner in OMA explains why the structure of such buildings becomes all the more uniform the more variable their future uses are envisioned to be, already during the design process.
We selected exciting projects for our September issue, focussing on mixed use concepts. They include residential and office spaces, sports halls and gastronomic functions, parking garages and student housing and many more within their complex programs. The possibly most interesting question regarding this building typology is how these different uses are organised: How are they accessed? How are they enmeshed, how are they separated? Are they stacked vertically or arranged horizontally? Which intersections between them are sensible?
We present current project examples from Brussels, New York and Vienna. They display different approaches to solutions that, in contrast to pure monofunctionality, support suprising degrees of diversity. Mixed uses can also contribute to a targeted revitalisation of existing buildings. We document this extensively, including detail drawings, in two process contributions on the Morland Mixité Capitale in Paris by David Chipperfield Architects Berlin and the Veemgebouw in Eindhoven by Caruso St John Architects.En ligne : https://www.detail.de/de_en/detail-9-23 [n° ou bulletin] 9.2023 - 2023-09-09 - Konzept : Mischnutzung = Concept: Mixed Use [texte imprimé] . - 2023.
